1. Purpose of Registration
By registering on LandListings.co.uk (“the Platform”), you agree to these Registration Terms. Registration permits Agents and Public Sellers to create and manage listings, advertise land or property, and receive buyer enquiries.
2. Who Can Register
- Agents: You must operate lawfully as an estate or letting agent within the UK, following the relevant laws and professional standards.
- Public Sellers: You must be the legal owner (or have legal authority to sell) the property you list.
3. UK-Wide Legal Compliance
All users agree to:
- Provide truthful and accurate property details.
- Update listing status promptly (e.g., “under offer,” “sold STC”).
- Avoid misleading terms, false advertising, or omission of material facts.
- Ensure compliance with the Digital Markets, Competition and Consumers Act 2024 (DMCCA 2024) (legislation.gov.uk), which prohibits misleading or aggressive commercial practices.
4. Regional Legal Requirements
(a) England & Wales
- Agents must comply with the Estate Agents Act 1979 (legislation.gov.uk).
- Agents must also comply with the Consumers, Estate Agents and Redress Act 2007 (legislation.gov.uk), which includes mandatory membership in an approved redress scheme (such as The Property Ombudsman or the Property Redress Scheme).
- Agents must register with HMRC for money laundering supervision (gov.uk).
(b) Scotland
- Agents must comply with the Estate Agents Act 1979 (legislation.gov.uk) which applies UK-wide.
- Property descriptions must follow Scottish property advertising standards, with accuracy on material facts such as planning restrictions, crofting tenure, or agricultural designations:

- Agents must comply with the Estate Agents Act 1979 (legislation.gov.uk) and the Consumers, Estate Agents and Redress Act 2007 (legislation.gov.uk).
- Agents must join a recognised redress scheme (as above).
- Property advertising must also follow NI Consumer Protection and Trading Standards law (nidirect.gov.uk).
(d) Wales
- Agents must comply with the same UK-wide requirements as England.
- Where relevant, letting/tenant-related sales must comply with the Renting Homes (Wales) Act 2016 (legislation.gov.uk), which governs tenancy agreements and housing standards in Wales.

5. Listing Rules
- You must hold valid legal rights to market the property.
- Listings must disclose material facts: tenure, restrictions, covenants, overage clauses, environmental designations, or planning status.
- Misrepresentation (deliberate or negligent) may lead to removal, suspension, or referral to enforcement bodies.
6. Data & Account Security
- Users must keep login details secure.
- The Platform processes personal data under its Privacy Policy.
- Any breach or suspected misuse must be reported immediately.
7. Intellectual Property
- Content uploaded by Users remains their property.
- By posting on the Platform, you grant LandListings.co.uk a non-exclusive licence to display and distribute that content for marketing purposes.
8. Prohibited Conduct
You must not:
- Upload fraudulent, defamatory, or unlawful content.
- Circumvent the Platform to avoid fees.
- Misuse the Platform for purposes unrelated to legitimate property sales.
9. Enforcement & Termination
- The Platform may suspend or terminate accounts that breach these Terms.
- For Agents, failure to maintain required legal registrations (e.g. HMRC, redress scheme membership) may result in account removal.

- Users remain responsible for the accuracy and legality of their listings.
- The Platform accepts no liability for disputes between buyers and sellers.
- The Platform provides marketing only and is not a regulated estate agent service.
11. Governing Law
- These Terms are governed by the laws of England and Wales.
- However, Users based in Scotland, Northern Ireland, or Wales are also bound by the property and consumer laws applicable in those jurisdictions (as linked above).
12. Changes
We may update these Terms from time to time. Continued use of the Platform constitutes acceptance of the updated Terms.
